Home Inspection

This inspection is for the buyer or seller to have a Professional Inspector point out defects and safety hazards that one might not see or is not aware of in a household. By doing this, the buyer will become more assured and confident in the investment they are about to make. Our inspection provides a visual examination of more than 500 items in a home, from the foundation to the roof. As a BONUS, our inspectors will conduct a free carbon monoxide and gas leakage test. Mold

Checking for Mold

Many types of mold exist. All molds have the potential to cause health problems. Molds can produce allergens that can trigger allergic reactions or even asthma attacks in those allergic. Others are known to produce potent toxins and/or irritants. Potential health concerns are an important reason to prevent mold growth and to remediate and clean up any existing indoor mold growth.


Our inspectors will determine if you have visual mold. If so, for additional charges, we are able to take a swab test, collect airborne samples, and do a mold analysis of your carpets. We’ll provide you with the history of mold inhabitants in that particular carpet from the date of installation to the present time.


The tests will be performed in accordance with an EPA certified laboratory and/or manufacturers guidelines for the collection of mold samples. You will receive results within 72 hours.

Radon

This gas is colorless, odorless, and radioactive. You cannot see it, feel it, smell it, or taste it. Radon comes from the radioactive decay of naturally occurring uranium in the soil. The Surgeon General has warned that radon is the second leading cause of lung cancer in the United States.


A state-licensed radon inspector will perform a radon test for the home using Continuous Monitors. This form of measurement is highly recommended by the Illinois Emergency Management Agency and the only form recognized during the real estate transaction. You will receive the test results within 48 hours.

Water Analysis

Water is one of the essential components of survival. The inspector will sample the water systems and components using normal operating controls. The purpose of the inspection is to provide you with information about the quality of the water at the time of the inspection.


The complete water analysis will detect these chemicals within the water:
